What's inside
Buying a home in Spain is straightforward when each step is checked in the right order. This guide explains the process as I explain it to my clients: what happens, when, and what should be reviewed before you sign anything.
It is written for international families, entrepreneurs and their advisors, mainly from the United States and the United Kingdom, who are planning a home in Seville or elsewhere in Spain and want every step handled with care.
Where to buy. How to choose the area and the type of property that suit your plans.
The buying process, step by step. NIE, Spanish bank account, reservation, private purchase contract (arras), notary and Land Registry.
The real costs. Taxes and fees usually add around 10% to the price of a resale home and around 13% to a new build. With a mortgage, costs are higher.
Legal checks before you commit. Title, debts, planning status and licences, and why a technical survey should be done before signing the arras contract.
Common mistakes. The errors international buyers make most often, and how to avoid them.
Every purchase is different. If you would like personal guidance on yours, with one lawyer following your file from the first review to the signing at the notary, learn more about how I work as a real estate lawyer in Seville.
